Check every number on a skip-traced, expired or FSBO list before it reaches your dialer or texting tool: mobile or landline, deactivated by the carrier, on a state do-not-call list, a known TCPA litigator, and the local time where the number was issued.

Where real estate outreach goes wrong
“Half my skip-traced list is landlines or dead numbers.”
About 32% of the numbers we look up are landline or VoIP, and most landlines can't take a text. A number the carrier has deactivated can't take a call either.

“One demand letter costs more than the commission.”
More than one call in 12 months that breaks the do-not-call rules lets the person sue for up to $500 per violation, or up to three times that if it was willful.
Landlines usually can't take texts, but about 7% of the landlines we check can. The landline SMS check finds them for 1 extra credit per landline.

Step 1
Pull the list
Skip-trace results, expireds, FSBOs, or your sphere exported from the CRM.
Step 2
Upload it, or call the API
CSV upload in the dashboard (deduplicated, up to 1,000,000 rows), or one API call from your lead form or CRM webhook.
Step 3
Route every number
CallTextSuppressDrop
Before anything reaches the dialer or texting tool. Then re-scrub your sphere monthly to catch new deactivations.
What each result means for you
Read these fields from every response. Absent DNC fields mean the check didn't run, not that the number is clear.

Local time
timezonetzOffset
Schedule calls between 8 a.m. and 9 p.m. local time (8 p.m. in Florida). Without an IP, this is the area code's zone.
One lookup, highlighted for real estate
The same response every customer gets, with the fields an agent acts on highlighted. This number is a ported mobile, a known TCPA litigator and a state do-not-call match, so it never reaches your dialer.
State DNC and complainer checks never add credits. The landline SMS check adds 1 credit per landline; mobiles are not charged.

Coverage and limits
State DNC: covers 38 states plus DC, refreshed weekly. Numbers in CO, FL, IN, LA, MA, MS, MO, OK, PA, TN, TX and WY aren't checked, and dncStateChecked is left out for them, so "not checked" never reads as clear.
No National Do Not Call Registry check. Registry access for sellers comes from the FTC at telemarketing.donotcall.gov.
No subscriber names or owner details.
deactivationDate: data refreshed daily, with a 1 to 7 day lag, and entries expire after 45 days. It is not a reassigned-number check.
Canadian numbers are validated and carrier-dipped like US numbers, but the state DNC check is US-only and Canada's National DNCL isn't checked.
Questions agents ask
Does it check the National Do Not Call Registry?
No. It runs the state do-not-call check for 38 states plus DC and screens our national complainer list. Get national registry access from the FTC at telemarketing.donotcall.gov; the FCC's safe harbor expects a copy no more than 31 days old (47 CFR 64.1200(c)(2)(i)(D)).
My market is Florida or Texas. Is it covered?
Not by the state check, which doesn't cover CO, FL, IN, LA, MA, MS, MO, OK, PA, TN, TX or WY. The response leaves dncStateChecked out for those numbers, so "not checked" never reads as clear. The complainer and litigator checks still run there.
Can I text landlines from a skip-traced list?
Only the ones that can take a text. About 7% of the landlines we check are SMS-capable; the landline SMS check finds them for 1 extra credit per landline, and mobiles aren't charged. Consent rules still apply.
Does it tell me who owns the number?
No. We don't return subscriber names or owner details. It isn't a caller-ID or agent-safety tool.
Which time zone does it use?
The FCC's calling-hours rule uses local time at the called party's location (47 CFR 64.1200(c)(1)). If you pass the contact's IP, timezone comes from the IP; otherwise it is the area code's zone, which is where the number was issued, not necessarily where the owner lives now.
Is a scrubbed list TCPA-compliant?
No list is compliant on its own. Consent records, the national registry and your internal do-not-call list are still yours to manage. This page is not legal advice.
